Project Year Summary

2011 Nine total projects which included:

Fox Gate Town Center, Loudoun County, VA

Two initial phases to date of upscale, mixed-use, lifestyle center development eventually totaling 800,000 square feet. This multi-building development includes retail, office, residential, public and parking. To date, Cailor & Associates has designed the first three buildings’ post-tensioned slabs and necessary transfer beams for complexities including transferring steel framed structures from above as well as various plaza landscaping loading. We have also designed a heavily loaded roadway roof over the storm water management vaults for highway loads and firetruck loads.

2010 Seven total projects which included:

McLeod Health: Central and West Parking Decks, Florence, SC

190,000 square feet; two separate 4-story parking decks that straddle the Medical Center. Cailor & Associates devised preliminary framing schemes and contributed to preliminary pricing. We then designed all of the post-tensioned slabs, beams and girders for loading from gravity as well as design detailing for Seismic Design Category (SDC=4) for the West Deck and (SDC=3) for the Central Deck. Additional services were furnished for detailing the post-tensioned shop drawings as well as detailing the barrier cable systems throughout both decks.

2009 Eight total projects which included:

University of Oregon: Matt Arena Plaza and Garage, Eugene, OR

110,000 square feet; heavily landscaped and terraced plaza lid above a 2-story subgrade parking garage that surrounds and services new multi-use basketball arena seating 12,500. Cailor & Associates performed 2D/3D analyses for all loads, designed all reinforced concrete slabs, post-tensioned flat-plate slabs, post-tensioned drop-paneled slabs and beams.

2008 Eight total projects which included:

Marriott Hotel and Parking Garage, Greenville, SC

175,000 square feet; 6-story mixed use development of parking, office and Marriott hotel called Main @ Broad. Devised preliminary framing schemes and contributed to preliminary pricing. Cailor & Associates performed 2D/3D analyses for all loads, designed all reinforced concrete slabs, post-tensioned flat-plate slabs, beams and transfer girders in addition to extensive consulting with architects, engineers, contractor and subcontractors.

2007 Twelve total projects which included:

Mulberry Street Parking Ramp,Des Moines, IA

480,000 square feet; 7-story parking garage. Cailor & Associates designed all of the post-tensioned slabs, beams and girders for loading from gravity, snow with drifting, wind, seismic and temperature effects.

This was a design-build project which was Contractor led.

2006 Twenty-five total projects which included:

Quad at Quarterside and Ledge at Quarterside, Charlotte, NC

Two different phases of apartment and mixed-use development totaling 200,000 square feet. Cailor & Associates designed all of these post-tensioned slabs for various complexities including transferring timber framed loading from above as well as courtyard landscaping loading. We also designed all necessary beams and transfers required by architectural constraints.

2005 Eighteen total projects which included:

Proximity Hotel, Greensboro, NC

135,000 square feet; nine-story prototype hotel. It is the first hotel in the US to have achieved LEED Platinum. Cailor & Associates devised preliminary framing schemes and contributed to preliminary pricing. We performed 2D/3D analyses for all loads, designed all reinforced concrete slabs, post-tensioned flat-plate slabs, beams and transfer girders in addition to extensive consulting with owner, architects, engineers, contractor and subcontractors.

2004 Thirteen total projects which included:

Beachside Colony, Tybee Island, GA

Four different phases of condominium and mixed-use development totaling 190,000 square feet. Cailor & Associates designed all of these post-tensioned slabs for various complexities. We also designed all necessary beams and transfers required by architectural constraints as well as consultation regarding cost alternatives.

2003 Nine total projects which included:

Embassy Suites Hotel, St Charles, MO 274,000 square feet; fourteen-story hotel.

Embassy Suites Hotel, Albuquerque, NM 221,000 square feet; nine-story hotel.

Embassy Suites Hotel, Frisco, TX 313,000 square feet; fourteen-story hotel.

Cailor & Associates designed all of these post-tensioned slabs using the latest Finite Element Method (FEM) design software. We also designed all necessary transfer beams required by architectural constraints. These three hotels were all designed and constructed simultaneously.

Randy has designed 17 Embassy Suites Hotels in 13 different states.

 2002 Twelve total projects which included:

Residential Tower Design Review, Charlotte, NC

300,000 square feet; twenty-five story mixed-use residential tower. Cailor & Associates performed an independent and thorough design review of the floors of the residential tower to investigate concerns expressed during construction. First, we visited the project site to view the structure and the concerns of the various parties. Our design review included a review of the contract documents including the specifications and drawings. We then performed an independent design review of all the post-tensioned floor slabs using both the Equivalent Frame Method (EFM) and also the Finite Element Method (FEM). Our investigation concluded with a thorough report expressing our findings, opinions and recommendations. The report included tables, 2D graphs and 3D graphics to help convey our findings to all parties concerned.

2001 Fourteen total projects which included:

View at Chastain, Atlanta, GA

320,000 square feet; twelve-story residential tower (9 levels condominium over 3 levels parking). Cailor & Associates performed 2D/3D analyses of the frame system for gravity, wind and seismic loads as well as provided conceptual consulting regarding layout, dimensions and details. Designed all reinforced concrete columns, shear walls and post-tensioned flat plate slab and beam systems. C&A also drafted complete Autocad drawings for these structural systems.

2000 Twenty-one total projects which included:

Hotel Contessa, San Antonio, TX

220,000 square feet; thirteen-story atrium hotel. Cailor & Associates designed a concrete frame system to bridge approximately 80 feet over the atrium from the sixth level to the roof level. Performed 2D/3D analyses of the frame system for gravity, wind and seismic loads. Designed the frames, columns and beams for gravity, wind and seismic loads as well as provided conceptual consulting regarding layout, dimensions and details. C&A also designed all post-tensioned flat-plate slabs and beams plus the River Level mild-reinforced structurally supported flat-plate on grade.

1999 Twenty-three total projects which included:

Holiday Inn & Suites, Norfolk, VA

100,000 square feet; five-story hotel and restaurant. Cailor & Associates performed 2D/3D analyses for gravity, wind and seismic loads. We then designed all reinforced concrete columns and shear walls as well as all post-tensioned flat-plate slabs, beams and transfer girders including attic level roof truss platform.

1998 Eleven total projects which included:

O Henry Hotel, Greensboro, NC

90,000 square feet; nine-story prototype hotel. Devised preliminary and final framing schemes. Performed 2D/3D analyses for gravity, wind and seismic loads. Designed all reinforced concrete columns, spread footings, mat foundations, grade beams, retaining walls, basement walls, shear walls and post-tensioned flat-plate slabs, beams and transfer girders. Cailor & Associates provided extensive consulting with owner, architects, engineers, contractor and subcontractors including cladding and veneer wall system design, precast details, special system designs as well as architectural elevations, sections, concepts and isometrics.

1997 Twenty total projects which included:

Shanghai Daewoo Business Center, Shanghai, China

120,000 square feet; six-story hotel function building and nine-story special function building adjacent to 92-story office tower. Cailor & Associates designed all major post-tensioned beams, girders and transfer girders. Several girders had over 100 foot free spans with heavy loads. This project was not constructed.

1996 Twenty-four total projects which included:

CCS Fabrication Facility Expansion, Columbus, GA

20,000 square feet; two-story plant expansion. Performed 2D analyses for gravity and wind loads. Designed all structural steel columns, beams, bracing, open-web steel joists, metal deck, composite floor slabs, reinforced load-bearing masonry walls, light-gage metal framing and post-tensioned slab on grade. Analyzed and designed structural modifications and wind bracing for existing plant to satisfy current requirements.

1995 Eleven total projects which included:

Virginia Institute of Marine Science: Chemistry Toxicology Building, Gloucester, VA

Two towers totaling 60,000 square feet; four-story laboratory buildings. Designed all post-tensioned flat-plate slabs and beams using the bonded, flat duct system. Developed the first engineered application of this structural type in the United States.

1994 Seventeen total projects which included:

Blairstone Corporate Center: Buildings II and III, Tallahassee, FL

Two towers totaling 200,000 square feet; six-story office buildings. Randy performed 2D/3D analyses for gravity and wind loads. Designed all reinforced concrete spread footings, shear walls, columns and post-tensioned flat-plate slabs and beams as well as reinforced masonry shear walls.

1993 Seventeen total projects which included:

Davis Island Municipal Parking (Large Elevated) Structure, Tampa, FL

250,000 square feet; eight-story parking garage. Performed 2D analyses of column-girder frame system for gravity and wind loads. Designed all reinforced concrete columns, retaining walls and post-tensioned slabs, beams and girders. Designed all reinforced concrete stairs and shear walls for gravity and wind loads.

1992 Fourteen total projects which included:

Waterview Towers: Towers II and III, Destin, FL

Two towers totaling 160,000 square feet; eight-story condominiums. Designed all post-tensioned flat-plate slabs and beams.

1991 Seven total projects which included:

Pensacola Christian College Library, Pensacola, FL

120,000 square feet; seven-story library. Performed 2D analyses for gravity and wind loads. Designed all reinforced concrete shear walls and post-tensioned flat-plate slabs and beams.

1990 Five total projects which included:

Atlanta History Center, Atlanta, GA

80,000 square feet; two-story museum. Performed 2D analyses of column-girder frame system for gravity and wind loads. Designed all reinforced concrete columns, retaining walls, spread footings, slabs and post-tensioned beams and girders.

1989 Eight total projects which included:

SunTrust Plaza at One Peachtree Center, Atlanta, GA

2,600,000 square feet; 61-story office tower with ten-story parking garage. Performed preliminary lateral analysis, preliminary framing schemes and preliminary design.

All preliminary design was performed prior to resigning at JP&A with final design by others.

1988 Projects which included:

San Francisco Fashion Center, San Francisco, CA

800,000 square feet; six-story apparel trade mart. Performed 2D analyses for seismic loading of 3/K displacement on flat-plate/column frame system. Designed all reinforced concrete columns and post-tensioned flat-plate slabs for the combined effects of gravity and seismic loads. Performed 3D analyses for gravity and seismic loads on 25,000 square foot steel skylight over atrium. Designed all structural steel trusses, connecting members and metal deck diaphragms of the skylight. Designed light-gage metal framing and composite deck for elevated platforms and stage.

1987 Projects which included:

Riverwood 100 Tower, Atlanta, GA

1,000,000 square feet; 28-story office tower with five-story parking garage. Randy designed all reinforced concrete columns and one-way slabs. Designed all unique concrete circular, spiral and monumental stairs. He also designed the lobby level post-tensioned beams and girders as well as the plaza level post-tensioned beams and girders.

1986 Projects which included:

Northpark Town Center 500 Tower, Atlanta, GA

800,000 square feet; 23-story office tower with ten-story parking garage. Performed 3D analyses for gravity and wind loads. Designed all reinforced concrete columns, shear walls, spread footings and core mat foundations. Analyzed and designed all structural steel skylights, storefronts and canopies.

1985 Projects which included:

Consultant for F5 Tornado Damage to Manufacturing Facility, Wheatland, PA

Subsequent to F5 tornado damage, Randy inspected and evaluated structural damage to this large manufacturing facility. Translated data, judgments and loss estimate exceeding $2,000,000 (1985 value) into report form. Randy presented and elaborated evaluation with company, victims, contractors and insurance officials.

1984 Projects which included:

Intern for PennDOT in Highway and Bridge Construction, Franklin, PA

Working for Pennsylvania DOT, Randy inspected, verified or corrected, communicated, then documented operations in highway rehabilitation and bridge construction.
